Holiday House Renovation for Full-Time Living near the Murray River, NSW

A sentimental retreat transformed into a calm, light-filled permanent home through better orientation and layout

Location: Picnic Point, NSW
Project type: Internal renovation

This project began with a place full of history.

Originally built by the client’s father as a pair of holiday cabins, the house had been part of family life for decades. When the couple decided to make it their permanent home, it became clear that the layout, designed for short stays, no longer suited everyday living.

The site itself was exceptional: a large north-facing lawn stretching toward the Murray River. Yet the main living spaces were positioned at the rear of the house, overlooking a neighbouring caravan park rather than the sun, garden and river beyond.

Budget and disruption were key concerns. Much of the work would be undertaken by the clients themselves, and any intervention needed to be carefully considered.

The defining architectural move was flipping the floor plan. Bedrooms were relocated to the rear of the house, allowing the kitchen, dining and living areas to move to the front and open directly onto a generous deck and garden. A compact but highly efficient bathroom was designed to perform multiple roles - guest bathroom, ensuite, laundry and circulation - maximising functionality without adding space.

Although no additional area was built, the home now feels significantly more expansive. Daily life is calmer, more private and more connected to the outdoors. The house finally feels like a true home, one that honours its sentimental value while supporting the couple’s present and future lifestyle.

A quiet lesson:
Orientation matters. Aligning living spaces with light, outlook and privacy can completely transform how a home feels, often without increasing its size.
